Metro Fair Housing Services, Inc.
Education/Outreach
Metro trains individuals, real estate professional,
housing providers, and organizations on Federal and Georgia
Fair Housing Laws as well as Georgia Landlord-Tenant Laws.
We also host and participate in cultural and community
events to educate the public on Fair Housing Laws and
Tenants' Rights. In addition to community events, we are
hosting monthly HUD approved homebuyer education seminars.

Fair Housing Investigation
Metro enforces the Federal and Georgia Fair Housing
Laws through investigation and resolution of housing discrimination.
We investigate and monitor all areas of housing through
systemic and complaint-based testing.
We advocate for the client by counseling and assisting
with filing the complaint with HUD or GCEO. For

Landlord-Tenant Counseling
A landlord-tenant relationship may become strained
for either party. Metro offers counseling for those who
find themselves in such situations. Georgia laws regarding
landlord-tenant rights and obligations may be difficult
to understand; Metro provides information, advice and
suggestions on how you might find a remedy agreeable to
all parties involved. If you are having issues with your

Mortgage Counseling
Metro has been a HUD approved housing agency since
1977. If you are behind on your mortgage and/or facing
foreclosure, a Metro staff member that has been certified
by HUD as a housing counselor will meet with clients in
a face-to-face interview. Services provided include but
are not limited to assisting the client with preparing
a budget and negotiating with the mortgage company on
behalf of the client in an effort to keep them in their
home. Some of the possible workout plans are Forbearance
Plan, Repayment Plan, Partial Claim (FHA only), Traditional
Loan Modification, and Making
Home Affordable Plan. The housing counselor also advises
the clients of both the advantages and disadvantages of
a Short Sale and Deed in Lieu of Foreclosure if they are

Analysis of Impediments
Metro's staff prepares Analysis to Impediments to Fair
Housing Choice (AI) for entitlement jurisdictions in the
greater Atlanta area as well as anywhere in the country.
The data that staff gathers and analyzes must meet HUD
requirement for an AI and may include but are not limited
to the following: review of Home Mortgage Disclosure Act
(HMDA) data, local zoning regulations, Community Reinvestment
Act (CRA) material, housing patterns of minorities, mass
transportation, and employment. Metro also reviews fair
housing complaints in the area and seeks the input of
elected officials, governmental housing employees, local
citizens and other interested individuals of their views
of barriers to fair housing. Metro then prepares a final
document with recommendations to the entitlement jurisdiction.
